Pascoe Vale is a predominantly residential suburb in Melbourne’s north, located around 10 kilometres from the CBD and within the City of Merri-bek. It is known for its quiet streets, established gardens, and a housing stock shaped largely by post-war suburban growth. Brick veneer homes from the 1950s to 1970s are common, along with weatherboard houses and a growing number of contemporary infill projects.

Unlike inner suburbs where heritage controls dominate, Pascoe Vale is defined more by its generous block sizes and gradual change. Many properties sit on lots between 400 and 700 square metres, often with sloping sites that offer opportunities for split-level design, better daylight access, and improved connections to outdoor spaces.
